With nearly 20 years’ experience in property development, we can give an expert view on properties that are on the market. Is the asking price appropriate? Will any proposed modifications be permitted by the local authority? Will Building Regulations place any limitations on changes to the architecture or interiors? These questions feed into any layout designs at an early stage. They also allow for costs and timescales to be estimated – helpful for property investors, because the likely yield of a property can be worked out with a simple formula.

PROPERTY ACQUISITION

We can put our clients in touch with the most reliable, trustworthy and professional conveyancing solicitors, structural engineers and planning experts.

ARCHITECTURE AND DESIGN

With our extensive knowledge of construction, logistics and material compatibility, our design team will give precise designs and specifications. These very detailed tender packages include everything that is in the brief, and more – we can say “and more” because our experience and our in-house construction team can identify any issues that will arise in association with the building works. Highly accurate specifications are what allow the construction team to deliver on time and on budget during the refurbishment stage.

CONSENTS (PLANNING / LISTED BUILDINGS / CMTP)

We work closely with very competent specialists for complicated planning and listed building consents. Our extensive knowledge of construction logistics allows us to give very accurate information when applying for consent for basement digs (for example, inappropriate traffic management schemes are one of the biggest reasons that basement planning applications are refused – Please see CTMP section for more information).

REFURBISHMENT:


With all the obligations of a JCT contract (the standard form of construction contract), ANBM, our in-house construction team, will carry out all the works as per the specification of works and associated architectural design package. This includes interior design, so that, by the completion date stated on the contract, the client will have a ready to occupy, fully functional, certified property. The refurbishment phase is where all the advantages of a fully rounded design and construction team come to the fore. Our project management team is key during this stage, making sure all works happen in an organised, timely manner.

FURNISHING:

This will occur during the refurbishment stage. We have direct access to most Italian furniture manufacturers, but for all bespoke work, we will work with our in-house joinery manufacturing team in Brianza, the region where Italy’s best furniture is produced.

ACCESSORISING:

These are the finishing touches that allow a client’s personal taste to really stand out. We can assist and advise with art acquisition, providing access to exclusive works for sale via contacts with galleries and dealers.

THE ULTIMATE LIVING SPACE:

A beautifully designed home that functions perfectly is the ultimate living space. We provide a maintenance service to our clients, although our client references confirm that very little if no maintenance is required since the quality of our refurbishments are exceptional.
